Why should you choose a high quality Affordable Florida Home rather than a tract home?

If you have decided to purchase a newly-constructed or pre-construction home, you may be weighing the pros and cons of tract houses vs. custom homes. You may think that the only differences between these two types of homes are those that can be seen on the outside. While it is true that you can spot a tract house instantly because it looks like every other house in the subdivision, and you will not get to choose the décor of a tract home, there are greater issues that you should explore before making a final decision.

We build our high quality custom homes to withstand the test of time

The greatest challenges that any Florida home will face are the elements and time. The Florida climate provides unique construction challenges that we have worked hard to address. We want to provide our buyers with the absolute best, and strive to stay one step ahead when it comes to safety, construction quality, and giving our buyers the widest array of customization options.

How are our homes different from the average tract house? We begin by pouring 3000 psi concrete that is reinforced with both fiber and steel mesh to build your foundation and driveway. The walls of your Affordable Florida home will be built using solid poured concrete, reinforced with three times the amount of steel than is used in a the construction of a concrete block home.

With a combination of steel-reinforced, poured concrete, impact resistant windows, and 50% more roof truss straps than any tract house, we provide our buyers with the highest level of hurricane protection. All Affordable Florida Homes are built to withstand winds of at least 140 mph, or a Category 4 hurricane.

A strong roof equals a safer home

Every Affordable Florida home is topped with 5/8 inch, CDX plywood roof decking, 30 pound felt, and beautiful 30-year architectural shingles. And as we mentioned above, that roof is secured by using 50% more hurricane truss straps than required by local building code. We know that the roof of a home is a key point of pressure in a wind storm, and a compromised roof leads to a compromised home. This is why building a stronger, better roof is so important.

Most tract homes are built using 7/16 inch OSB plywood (the cheapest material available), 15 pound felt, asphalt shingles and no extra hurricane truss straps. Tract home builders usually do the minimum that is required by building code when it comes to hurricane safety measures.





Our buyers decide how their new home should look

We feel that our customers should have the ultimate say in how their new home will look. By choosing not to purchase a tract house, or an existing home built to someone else’s standards, our buyers are telling us that they want to make the decisions when it comes to decorating their new home. When you decide to purchase an Affordable Florida home, you will be given the choice of numerous spacious, airy, and luxurious floor plans.

For the exterior, we use an upgraded Sherwin-Williams exterior waterproofing paint system; the choice of color is up the home buyer. Our homes also include raised decorative stucco bands and decorative eyebrow windows in front, a four zone sprinkler system and St. Augustine sod.

Tract home builders are able to offer you lower prices because they often use the cheapest paint they can find, low cost, scratched-in stucco bands, plain square windows, cheaper Bahia sod and do not provide an irrigation system.

Every Affordable Florida Home includes an upgraded interior package, tailored to each buyer’s own personal style. This package includes upgraded, two-tone Sherwin-Williams interior paint, a $1000 lighting package, plant-shelves, knock down ceilings and more pre-wired rooms for easy installation of cable, phone and ceiling fans.

Our kitchens include granite counter tops, raised panel cabinets, a built in microwave with hood vent, garbage disposal, ceramic or porcelain tile, offered in a choice of colors and styles, and top quality appliances. Bathroom upgrades include wall mounted vanities, a whirlpool tub, and glass shower enclosure in the master bath. All bathrooms include upgraded fixtures, and ceramic tile in bath and shower areas as well as on the floors.

Tract home builders simply do not offer these options. The buyer is stuck with a single design scheme that characterizes each and every house.
